THE HACKENSACK BUYER’S GUIDE

A closer look at buying in Hackensack

Hackensack’s home search splits between a changing downtown, neighborhoods near the Pascack Valley Line stations and streets farther from Main Street. A newer condo with garage access can have a very different cost and commute from an older house even when their asking prices overlap. Put each listing on a map and ask what is happening on the surrounding block.

Separate the active condos, townhomes and single-family homes before narrowing by price.

Pick the Transit Route That Fits the Address

NJ TRANSIT lists Anderson Street and Essex Street stations, plus the Hackensack Bus Terminal. Use the trip planner for the exact New York City destination, including any transfer, walking or parking. Tour the route from the property at your actual departure hour; being in a city with two stations does not make both equally convenient.

Look at the Downtown Plan and Current Block

The city documents ongoing Main Street redevelopment and streetscape improvements. If a listing is close to a planned project, check its current stage with the city and ask about construction, garage entry, loading and nighttime activity. A proposed pocket park or new retail space is not the same as an open amenity today. Walk the block on a weekday and a weekend.

Compare Building Costs and Parcel Taxes

For a condo or townhome, request the association budget, reserves, insurance, rules, parking rights and planned assessments. For a house, inspect systems, exterior work and drainage. Get the precise tax record through the Hackensack Tax Collector. New development can have charges that require a property-specific explanation; ask the city and your attorney rather than assuming a neighboring unit’s bill applies.

Check Schools and Outdoor Access

Use the Hackensack Public Schools directory as a starting point and ask the district to verify placement for the address. Hackensack River County Park and local parks offer outdoor options, but the easiest regular visit depends on where you live. Test school, park and errand trips alongside the commute.

Build a Shortlist That Survives the Full Budget

Compare three or four homes by station or bus trip, building documents, property condition, taxes and the current block. Our Living in Hackensack guide adds context. Browse Teaneck homes and River Edge homes if you want to contrast another neighborhood and rail pattern.

Frequently Asked Questions

How do I commute from Hackensack to New York City?

Compare NJ TRANSIT trips from Anderson Street and Essex Street stations and the Hackensack Bus Terminal. Include any transfer, station access and the last leg to your destination. Check current schedules for the specific travel time.

Does a downtown condo come with parking?

Parking rights vary by building and unit. Ask whether a space is deeded, assigned, leased or separately charged, and review the association documents before relying on a listing field.

How can I check a redevelopment project near a home?

Review the city’s current redevelopment and planning information for the exact block, then ask about construction status. An approved or proposed project may not be built or open yet.

Where do I confirm schools and taxes?

Ask Hackensack Public Schools to confirm the address’s enrollment details and obtain the parcel record from the city Tax Collector. Both are property-specific checks.
